windows sounds like a mesh issue (or they were objecting to the wall overlays that add the grunge to the windows. Try changing the lot to residential and grab the window and replace it [with moveObjects on]. They don't always like to package with something 'blocking' them and will turn into just the frame on the wall. You could also try deleting the window grunge overlays and then replacing them, which would stop them from ever doing it again, until you drop a new lot that has stuff over the windows again of course. Turning the lot to residential and then back to an apartment might solve you mailbox issue as well, but I will get to that in a moment.) and I have had the Mailbox issue.
Two options come immediately to mind about the mailbox. Assuming a quick change to residential, save, exit lot, re-enter lot, change to apartment, save, exit lot, reload, doesn't work. The first: do you have a buyable mailbox? (this usually applies when the lot says it is an apartment but the regular residential box is showing) If yes, check that you only have one (one of the base object, you can have as many recolours as you like). The second: Get a buyable mailbox (from here (http://daydream.etowns.net/)). Turn the lot to residential, place the mail box, save, exit lot, return to lot and ensure mailbox is showing, change to apartment lot, save exit lot. return to lot and ensure apartment box is now showing.
